Properties with Purpose

Creating Homes. Strengthening Communities. Building Futures.

A home has more than four walls and a roof. It is a place where people can feel safe, build stability, raise families, and begin planning for what comes next.

This October, Atlanta’s housing conversation continues to evolve. New housing developments, affordable homeownership opportunities, preservation efforts, and changing mortgage rates are all shaping how people experience the housing market.

At Help Inn Folk, we believe these conversations matter because housing is not simply about property. It is about people and the opportunities that become possible when someone has a stable place to call home.

Atlanta's Housing Future Is Taking Shape

Across the Atlanta region, leaders are looking at how to create and preserve more affordable housing over the next decade.

The Atlanta Regional Commission is developing a regional housing strategy looking toward 2035, with goals that include creating hundreds of thousands of new homes while preserving existing affordable housing.

This is important because Atlanta’s housing needs are not limited to building more homes. Communities also need housing that remains accessible to seniors, working families, individuals with limited incomes, and people who may need additional support to maintain stability.

The future of Atlanta’s housing market will depend on partnerships between communities, nonprofits, developers, local government, and organizations working directly with residents.

Mortgage Rates Are Changing the Homebuying Conversation

Another major issue affecting buyers this October is the rise in mortgage rates.

The average 30-year fixed mortgage rate recently reached approximately 7.49%, its highest level since November 2023. Rising oil prices, inflation concerns, and broader economic uncertainty have contributed to pressure on borrowing costs.

For buyers, the difference can be significant.

A $400,000 mortgage at around 7.49% would have a principal-and-interest payment of roughly $2,794 per month, compared with about $2,398 at 6%. That is nearly $400 more every month, before property taxes, insurance, and other housing costs.

Who Is Most Affected?

Higher mortgage rates can affect many people differently:

First-time buyers may find it harder to qualify for a home because higher monthly payments reduce how much they can comfortably borrow.

Lower- and moderate-income households can feel the impact even more because a larger portion of their monthly income may already be going toward rent, transportation, food, and other necessities.

Seniors and people on fixed incomes may have less flexibility to absorb a substantial increase in monthly housing expenses.

Families looking to move may also hesitate to purchase if taking on a new mortgage means giving up a much lower rate they already have.

At the same time, higher rates and slower buyer activity are creating opportunities for some buyers. More inventory and a less competitive market can give prepared buyers greater negotiating power, including opportunities to request price reductions, closing-cost assistance, or mortgage-rate buydowns.

The key is to shop carefully, compare multiple lenders, understand the full cost of a mortgage, and avoid making a housing decision based only on the interest rate.

Preserving Atlanta's History While Creating New Homes

Atlanta is also finding ways to connect its history with its housing future.

The historic Lakewood Heights Elementary School on Sawtell Avenue is part of a planned redevelopment that could bring new residential and commercial space while giving new life to an important piece of the neighborhood.

Projects like this show that housing development does not always mean starting from scratch. Preserving existing community spaces and adapting them for future needs can help neighborhoods grow while maintaining a connection to their history.

October Is a Month for Housing Education

October also brings opportunities for Atlanta residents to learn more about housing, homeownership, repairs, and available resources.

Housing education events and community conversations throughout the month are helping residents understand topics such as homeownership, affordability, critical home repairs, accessibility modifications, and resources for seniors who want to remain safely in their homes.

These conversations are important because having a home is only part of housing stability.

People also need access to information, resources, supportive services, and a community that helps them remain independent.

Affordable Homeownership Opportunities in Atlanta

For many families, homeownership can feel increasingly out of reach.

Organizations such as the Atlanta Land Trust are working to create permanently affordable homeownership opportunities so that more Atlanta residents can have a pathway to owning a home without being priced out of their communities.

Affordable homeownership is about more than purchasing property. It can provide families with greater stability, the ability to build equity, and a stronger connection to the community around them.

Housing Is About More Than a Building

At Help Inn Folk, we see every day why housing matters.

A stable home can give someone the space to focus on employment, health, relationships, personal goals, and rebuilding their future.

For someone who has experienced instability, incarceration, homelessness, or other difficult circumstances, having a safe and supportive place to live can be an important first step toward a new chapter.

That is why we believe in Properties with Purpose.

The purpose is not simply to fill a room.

It is to create a foundation where people can feel safe, supported, respected, and able to move forward.

A Community That Makes Room for Everyone

Atlanta’s housing challenges cannot be solved by one organization alone.

They require communities that are willing to listen, share resources, create opportunities, and make room for people at different stages of life.

Whether it is a senior looking for a safe place to live, a family trying to become a homeowner, or someone rebuilding their life after a difficult chapter, everyone deserves the opportunity to experience stability and dignity.

Looking Ahead

As we move through October, the housing conversation continues to remind us of something simple:

A property becomes meaningful when it creates possibility for the people who call it home.

At Help Inn Folk, we remain committed to creating housing opportunities that serve a greater purpose — supporting people, strengthening communities, and helping create pathways toward a more stable future.

Properties with Purpose

Housing is more than a property. It is a foundation for possibility.

Thank you to everyone who continues to support the work of creating safe, stable, and meaningful housing opportunities throughout our communities.
